How a commercial boiler repair works

    1. 1

      Book or call

Book online or call central booking with your postcode, boiler make and model and any displayed fault code.

    2. 2

      Site & plant room review

The engineer checks the boilers, gas supply, flue, pumps, pressurisation and controls serving the plant.

    3. 3

      Diagnosis & testing

Combustion, gas pressures, flame signal and sequencing are tested to find the cause, not just the symptom.

    4. 4

      Repair or written quote

Simple faults are fixed on the visit; parts or larger work are quoted in writing before anything proceeds.

    5. 5

      Proving & report

The plant is recommissioned, safety checks repeated and findings reported so you know where you stand.

    Boiler service outcomes

Every boiler we inspect is reported under one of three condition ratings, so you know whether it can stay in service, needs planned remedials or should be replaced.

    Serviceable

Boiler and controls operate safely and within the manufacturer's tolerances. Continue in use until the next scheduled service.

    Remedials required

Operational but performance or condition is degraded. Remedial work is recommended and quoted so it can be planned.

    Replacement recommended

Repair is no longer economic or reliable. We explain why and quote a like-for-like or upgraded replacement.

Types of commercial boilers we repair

Commercial heating plant varies widely between buildings. Our Gas Safe registered commercial engineers work on natural gas boilers from single wall-hung units to multi-boiler plant rooms, identifying the exact appliance before any repair is planned.

    Wall-hung commercial condensing boilers

Compact modulating condensing boilers, typically installed singly or in cascade frames on a shared flue and header. Common in offices, schools, surgeries and retail units where plant space is limited. Faults often involve flame detection, fans, condensate drainage and cascade communication.

    Floor-standing condensing boilers

Larger single appliances with stainless steel or aluminium heat exchangers, used in plant rooms serving blocks of flats, hotels, care homes and industrial premises. We assess burner condition, heat exchanger fouling, water flow and delta-T across the unit.

    Modular and cascade boiler systems

Several boiler modules sharing load under a sequence controller or BMS. When one module locks out the others may mask the problem, so we check lead/lag rotation, enable signals, header temperatures and individual module fault histories.

    Non-condensing and legacy atmospheric boilers

Older cast-iron sectional and atmospheric boilers still serve many buildings. We repair these where parts and safe operation allow, and give an honest view when replacement is the more reliable option.

    Low-NOx and pressure-jet plant

Commercial boilers with premix or fan-assisted burners where air/gas ratio, ignition and flame supervision must be set precisely. Combustion analysis after any burner-side work is part of every repair.

Boilers serving hot water calorifiers and plate heat exchangers

Many commercial boilers also heat stored hot water. We distinguish appliance faults from problems in calorifiers, plate heat exchangers, shunt pumps and diverter controls on the secondary side.

Fault finding on the initial call-out

A commercial boiler fault is rarely solved by resetting a lockout. On the first visit our engineers follow a structured diagnostic process so the cause is found and evidenced, not guessed.

    1. 1

      Information on arrival

The engineer confirms which boilers are affected, whether heating or hot water is lost, the fault codes displayed, recent events such as power cuts or works, and any site safety or access requirements.

    2. 2

      Visual and safety inspection

Before anything is reset, the plant room is checked for gas smells, flue condition, ventilation, water leaks, signs of overheating and damage to wiring or casings. Any immediate danger is made safe first.

    3. 3

      Fault history and controls

Lockout and fault logs are read from each boiler controller and, where fitted, the sequence controller or BMS. Repeated codes and their timing often point to the underlying cause.

    4. 4

      Gas supply and pressures

Inlet working pressure is measured with the plant firing, and the gas valve outlet pressure is checked where the manufacturer's instructions require it. Low pressure under load is a frequent cause of ignition and flame-loss faults.

    5. 5

      Ignition and flame supervision

Ignition electrodes, spark gap, ionisation or UV flame signal and earth continuity are tested. A weak flame signal can cause intermittent lockouts long before total failure.

    6. 6

      Combustion analysis

Using a calibrated flue gas analyser, the engineer records CO, CO2/O2 and the CO/CO2 ratio at high and low fire, confirming the air/gas ratio is within the manufacturer's range.

    7. 7

      Water side and circulation

System pressure, expansion vessel charge, pump operation, flow and return temperatures and delta-T are checked. Poor circulation causes overheating, kettling and high-limit trips.

    8. 8

      Condensate and flue

Condensate traps, drains and any pumps are checked for blockage or freezing, and the flue is inspected for obstruction, joint integrity and correct terminal clearance.

    9. 9

      Findings and next steps

The engineer explains the cause, carries out the repair on the visit where possible, or provides a written quote for parts or further work before anything proceeds.

Full job report after every visit

Facilities managers, managing agents and building owners need a clear record of what was found and done. After each attendance you receive a written job report covering:

    • Site details, date, attending engineer and Gas Safe registration number
    • Boiler make, model, serial number and location of each appliance attended
    • Reported fault and the fault codes or lockout history found
    • Tests carried out, with measured gas pressures and combustion readings
    • Root cause identified and how it was confirmed
    • Work completed on the visit and parts fitted, if any
    • Condition rating: serviceable, remedials required or replacement recommended
    • Any unsafe situations found and the action taken under the Gas Industry Unsafe Situations Procedure
    • Recommended follow-on work, with a written quote where needed
    • Photographs of the plant and key findings where helpful

The report gives you an auditable record for your maintenance files, supports budget decisions on remedials or replacement, and means the next engineer on site starts with the full history rather than from scratch.

    How booking works

The central booking operation is operated by UK Gas Plumbers. UK-wide coverage is arranged through regional providers, not a claim of local offices in every town.
    • 1. Submit the fault details through the online ServiceM8 booking form
    • 2. Provide postcode, make/model, urgency and plant-room access
    • 3. A suitable regional provider confirms coverage, availability and costs
    • 4. Approve the diagnostic visit; agree repairs and parts after findings
    • 5. Receive the agreed testing and handover from the attending provider

    Frequently asked questions

What information helps an engineer diagnose the fault?

Send the boiler make, model and serial number, exact fault text, whether other boilers or zones work, the site postcode and access arrangements. Describe when the fault occurs rather than repeatedly resetting the boiler.

Are replacement parts guaranteed to be available?

A part must match the exact appliance model, serial number, output, fuel type and revision. Similar appearance or a matching connector is not evidence of compatibility. Availability and lead times are checked before a repair is agreed; obsolete or unavailable parts may make replacement more appropriate.

    Who confirms the repair price?

Regional providers set their own rates. The quote depends on diagnosis time, boiler output and quantity, compatible parts, access, urgency and the tests required. Agree labour, VAT, exclusions and any follow-up visit before authorising work.

    How do I arrange attendance?

Use Book an Engineer to submit your request through the central ServiceM8 booking form. The regional provider confirms coverage, competence, appointment and pricing; submission alone is not a confirmed attendance.

    Book a commercial boiler engineer

Share the site postcode, boiler make and model, symptoms and access requirements. The central booking operation routes your request to the appropriate regional provider, who confirms availability, scope and pricing.
